Along with the building’s prime location, 1315 was chosen over other possible sites because of its relevant design challenge of reusing an existing building. Additionally, 30% of Perkins+Will employees commute by walking, bicycling, using mass transit and carpooling, all of which contributes to reducing carbon emissions and an improved quality of life.

Heating + Cooling. The adsorption chiller uses municipal water as the refrigerant and silica gel as the desiccant, rather than CFCs or Freon, lithium bromide, or ammonia. Eliminating these substances eliminates the potential for hazardous material leaks, aggressive corrosion, chemical testing, and damage to upper-level atmospheric ozone.
Existing buildings currently emit 49% of CO2, the most common greenhouse gas, into the atmosphere. The impact of converting existing buildings into energy-efficient buildings with ambitious performance goals supports P+W’s commitment to its 2030 Challenge and reduces the site’s environmental footprint.
FSC-Certified Massaranduba wood tiles are used for the floor surface, as on the Civic Plaza, and flush stainless steel planters are filled with medicinal herbs to promote well being.
The building was deconstructed, revealing the concrete structure and diverting over 80% of the furnishings, finishes and demolition debris from landfills. P+W matched materials for reuse with local needs, resulting in donations to over 20 non-profit organizations and demonstrates how current technologies can achieve the highest LEED Platinum Certification rating and help reduce toxic materials from building products. It is also a living example of how design can continue to contribute to the healthy growth and development of work, employees and community.
Perkins+Will new studio is open to MA Home Tour ticket holders on both Saturday and Sunday, 11-12 June 2011.
